Who should look after a condominium’s fountain?

A condo fountain needs a contractor that handles the water, the mechanical and electrical systems, and the structure underneath. Fountain Place has served GTA fountains since 1967. We run weekly or bi-weekly service, seasonal openings and closings, and repairs with parts we make ourselves. The board gets a written report after every visit.

Property managers get one point of contact for the whole system. Our mechanical, electrical and operations specialists work as one team, so a pump fault, a lighting failure and a leak are not three separate trades.

Podium decks

Why are podium-deck fountains different?

Many condo fountains sit on a podium deck above underground parking. A leak there does not stay in the basin; it reaches the slab, the waterproofing and the cars below.

That changes how we work. Our technicians match power-washer size, horsepower and nozzle to the surface, because the wrong setup can damage waterproofing on older fountains. Portable vacuuming removes fallen debris instead of masking it with extra chemical.

Closings matter too. On one condominium restoration we found pipes broken and filled with concrete by the original installers. Water trapped in them could not drain and cracked them through freeze-thaw cycles. A proper fall closing prevents that.

The season

How a condo fountain season runs with us.

01

Spring start-up

After frost risk passes we de-water, remove organics, power wash, run an electrical safety test, then fill, start up and balance the flow.

02

Weekly or bi-weekly service

Debris removal, filter and chemical checks, nozzle de-clogging and vacuuming keep the water clear and the display even.

03

Reports to the board

Every visit is written up, so the property manager can answer residents and the board has a record.

04

Fall closing and storage

We drain the system and store pumps, lights and controls in our moisture-controlled facility over winter.

Case study

A suspended-slab infinity fountain.

After 35 years, a Toronto condominium’s suspended-slab landscape had reached the end of its life. We removed it and built a new infinity-edge fountain from the top of the first parking level, with a 2,400 sq ft floor.

Drains were scanned so no rebar was cut, and lasers set the drain elevations. Eight trucks of engineered concrete were poured in one day, structural insulation reduced the load on the slab, and engineered waterproofing went down before the granite coping was set to the millimetre.

The mechanical systems run across two parking levels, and two low-wattage lights sit on the centre geyser. The project ran over two years. Read the full infinity fountain case study.

FAQ

Condo fountain questions.

How often should a condo fountain be serviced?

Commercial and condo fountains are usually maintained weekly or bi-weekly through the season. The right frequency depends on tree cover, foot traffic and the size of the basin. See fountain maintenance.

Do you provide reports for the condo board?

Yes. Every visit gets a client visit report, and online visit reports with photos are coming in 2027.

Can you assess our fountain before the board approves repairs?

Yes. Our inspections and condition reports include findings and repair costing, so the board can plan from facts.

Our fountain is on a podium deck over parking. Does that matter?

Yes. Leaks can reach the slab and parking below, so waterproofing, drains and power-washing methods all need care. We have rebuilt a fountain from the top of the first parking level.

What happens to our equipment over winter?

At fall closing we drain the system and store pumps, lights and controls in our moisture-controlled facility. See openings and closings.

Do you handle emergency calls?

Yes. Emergency calls and service are available for clients. Call 1-877-752-1222.
