Inspections & reports
Know what your fountain needs before it fails.
Inspections, audits, findings and repair costing for condo boards, property buyers and municipalities.

What is a fountain condition report?
A fountain condition report is a written inspection of an existing fountain: its structure, waterproofing, piping, pumps, electrical, controls and lighting. It sets out what we found, what is failing or near end of life, and what repairs will cost. Boards, buyers and municipalities use it to budget and plan before something fails.
Inspections are the first step of every restoration we take on, so the report is written by people who rebuild fountains.
What we look at
What an inspection covers
- Basin structure, coping and waterproofing
- Piping, drains and whether lines can drain for winter
- Pumps and motors
- Electrical systems and safety
- Controls and automation
- Lighting
- Nozzles, filtration and chemical systems
- Access and public safety
The report includes our findings and repair costing, so you can decide between repair, phased work and full restoration.
Who it’s for
Who orders an inspection
Condo boards
Reserve planning

Buyers
Before you buy
For estates and commercial properties with a fountain, know what you are taking on before closing.
Municipalities
Ageing civic fountains
Audits of older municipal systems to plan restoration and capital budgets.
Why it matters
What an inspection can uncover
On one condominium restoration, we found pipes that the original installers had broken and filled with concrete. The trapped pipes could not drain their winter water and cracked through each freeze cycle.
Problems like this stay hidden until they fail. An inspection finds them while you still have time to plan the fix.
We look for the same things on every inspection: lines that can’t drain, waterproofing that has failed, and equipment at the end of its life.

FAQ
Inspection questions
What does a fountain inspection include?
A look at the structure, waterproofing, piping, pumps, electrical, controls, lighting and filtration, with a written report of findings and repair costing.
Why would a condo board need a fountain inspection?
To plan and budget. A condition report shows what is failing and what it will cost to fix, so the board isn’t surprised by a failure.
Should I inspect a fountain before buying a property?
Yes, if the fountain matters to you. Repairs to structure, waterproofing or mechanical systems can be significant, and a report tells you what you are taking on.
Will the report recommend repair or restoration?
It sets out the findings and costing for what is needed. We can then help you choose between targeted repairs and a full restoration.
Can you inspect a fountain over underground parking?
Yes. We have rebuilt fountains over parking levels and know what to check on podium decks, including drainage and waterproofing.
Do you inspect fountains outside Toronto?
Yes. Crews leave our Markham shop for sites across the GTA, York, Durham, Peel, Halton, Hamilton and cottage country.
Can you carry out the work the report recommends?
Yes. We repair, restore and maintain fountains, so the team that inspects can also do the work.
